The Architectural Process: CONCEPT to REALITY

Be it a new build or a remodel project, Morgan Architecture takes a proven and strategic, phased approach to every single construction. With calculated steps, we ensure specific client goals and scope of individual building designs are achieved throughout the process: on time and on budget.

1. Program Analysis. The first foundational step with our client. Vision and wish list, project goals, site analysis, use of space, budget and timing. We listen and we capture any and all ideas and requests. 2. Fact Finding. Location. Zoning. Environment. Site or code requirements. We research, we validate, and we ensure the location and project scope can align with each individual client’s vision. 3. Conceptual Design. Design schematics validate our individual client’s vision to the selected building site, town ordinances, and project budget… all in a cohesive, comprehensive plan.

4. Design Development. Development of detailed drawings: the technical side of architecture. Now that vision and budget are aligned, we create and present comprehensive, technical drawings and documents. Itemization of permits, bidding and construction options. Budgets, timetables, and pending assignment of tasks. What was once our client’s vision is now becoming reality.

5. Construction Documents. We continue to refine technical documents developed in the Design Development Phase: all components are thoroughly established, itemized, and detailed.

6. Project Bidding. Drawings and construction plan now approved, we request, we compare, and we negotiate bids for an array of construction services planned for our clients.

7. Construction Administration. Morgan Architecture monitors and observes construction process and progress; we answer contractor and client questions; we ensure all work aligns with scope of Construction Documents.
